TENANT RULES AND REGULATIONS

 Rent is due on the first day of each month and must be paid in full no later than five o’clock. In order to receive the discounted rent listed in the lease, your payment must be received in our office by the first of each month. If the first falls on a Sunday, rent is due on Saturday. Late fees are as stated in your lease. Mail-in envelopes are available. Please add your address on your check and insure the mail reaches our office by the 1 st of the month. Any returned check will be charged an appropriate late fee plus any bank charges. We reserve the right to collect rent with certified funds in the event of a returned check.

After moving into your new home, it is your responsibility to inspect the property, record the results on the move-in inspection sheet and forward the inspection results to the management after making a copy of the report for your records.

When terminating your lease, a 30-day written notice is required. Notices cannot be accepted by phone. Rent will be paid until the end of the 30 days of the out-inspection which ever occurs later.

You must schedule an out-inspection 72-hours in advance. Please do not set up your inspection time for a day when your belongings are still in the property. The property must be ready for immediate occupancy. You must always be ready to leave when the inspection is completed and turn all keys to include mailbox and duplicates that were made.

If you have locked yourself out of your home, please contact us. If this occurs after business hours or we do not have a key, you will need to contact a locksmith. This will be your charge.

Tenants are responsible for any repairs that are due to negligence or abuse. All repair problems should be reported to METRO MANAGEMENT REALTY, INC. Should you be unable to contact them during an emergency, please contact the on-call property representative or property manager. Repairs completed by other than METRO MANAGEMENT REALTY, INC. are subject to be billed to the tenant.

CLEANING SPECIFICATIONS
REQUIRED CLEANING AT TIME OF MOVE-OUT

FLOORS: Clean floors giving attention to baseboards and corners, re-wax all floors. Floors are to be cleaned and re-waxed underneath refrigerator, washer and dryer. Carpets will be professionally cleaned. Please retain your receipts.

WALLS AND CEILINGS: Walls and ceilings will be cleaned and free of dust, smudges and soot. In all cases where washing of the walls is required, wash the entire room or panel as to result in an unbroken finish/color. Woodwork, baseboards, and closet shelves will be cleaned. Nails and picture hangers will be removed. Small holes for pictures are acceptable but large holes will be considered damage and painting of the room affected will be deducted from your security deposit.

WINDOWS: All windows and window sills will be cleaned inside. All accessible windows will be washed outside. Window screens will be cleaned.

KITCHEN: Refrigerator will be defrosted and free of dirt, dust, grease and food particles. Leave the doors open. Range hood will be thoroughly cleaned, drip pans will be cleaned or replaced as needed. The exhaust fan and exhaust fan filter will be thoroughly cleaned. Oven will be cleaned to remove all dirt, grease, burned on food particles etc. Sink, cabinets and drawers will be dusted and cleaned to include removal of stains and shelving paper. Dishwashers will be cleaned and free of all dirt.

BATHROOMS: Bathroom fixtures, tub, mirror, bowl, medicine cabinet, etc. will be cleaned. Chrome will be polished. All soap film and hard water spots will be removed.

EXTERIOR: Exterior doors, utility sheds, front and back porch will be cleaned. Shed and porches will be free of any objects unless belonging to the owner. Garbage can must be empty and clean. Back and front yards will be mowed and all trash removed.

GENERAL: All light globes will be cleaned and all ceiling fan blades dusted. Have the property professionally exterminated within the last 14 days prior to inspection. A receipt will be required.
